Assessor’s Office tax schedule

“Since taking office in 2013, the Assessor’s office has really turned into a wonderful team,” says the Honorable Deborah Hughes, Gila County Assessor.

“I have had to pick and choose specific neglected projects to address according to what I feel is priority to the taxpayers of Gila County. Every year more projects and tasks are completed. For example, this past fall, the entire staff pulled together to equalize our land values countywide according to market sales in the area. It was a huge undertaking by the entire staff and took many hours to complete.

“Of course, we are always continuing to improve our procedures to provide the best customer service and fair and equitable valuations. We’re continually taking steps to assure all taxpayers are being treated fairly with accurate and current information.”

The following is the Assessor’s office yearly schedule:

Jan. 1, 2017 — The Gila County Assessor’s Office appraisers and data collectors began making changes to the Tax Year 2019 (TY2019) assessment roll. These are value changes, due to changes in construction, as well as discovery of minor changes due to normal annual recanvassing efforts.

July 1, 2017 — The land valuation process begins for TY2019.

Dec. 15, 2017 — The deadline for Assessor’s Office staff to have completed market adjustments.

Jan. 1, 2018 — The TY2019 assessment roll is pre-finalized, and Assessor’s Office staff begins balancing efforts and preliminary data cleanup.

On or before March 1, 2018 — The TY2019 values are mailed to all owners of real property in Gila County. This also kicks off the TY2019 Notice of Change season: Any new major construction that has occurred since Jan. 1, 2018 but before Sept. 1, 2018 will be sent a TY2019 Notice of Change.

May 1, 2018 (or 60 days after the mailing date) — The deadline for all owners to appeal their TY2019 Full Cash Value.

Aug. 15, 2018 — The deadline for the Assessor’s Office to answer all TY2019 appeals.

Oct. 15, 2018 — The deadline for all owners who are dissatisfied with the Assessor’s answer to appeal to the Board of Equalization (BOE). The BOE is the same as Board of Supervisors in all Arizona counties, except Maricopa and Pima.

Dec. 15, 2018 — The deadline for all owners who are dissatisfied with the BOE decision to appeal to State Tax Court.

Feb. 10, 2019 — Levy Limit worksheets are sent out to all taxing authorities in Gila County, using Tax Year 2019 values, which have been finalized after Assessor level appeals, BOE decisions, and in some cases Tax Court decisions or agreements have been reached. The taxing authorities use these values to begin working on their FY2020 budget.

Aug. 1, 2019 — 2019 Tax Year is closed. Assessor’s Office staff begins data cleanup and prepares to deliver the tax roll to the Treasurer’s office.

Third Thursday, Aug. 2019 — The Board of Supervisors review and possibly approve the tax rates set forth by the individual taxing authorities and Gila County Finance. Gila County Finance delivers the tax rates to the Treasurer’s Office. The Assessor’s Office delivers the tax roll (values) and the Treasurer prints and mails the tax bills. The first half is due immediately.

Nov. 1, 2019 — The first half of the 2019 tax bills are delinquent.

Dec. 31, 2019 — An owner can elect to pay the entire 2019 tax bill, by this date, and avoid any late fees.

March 1, 2020 — The second half 2019 tax bills are due.

May 1, 2020 — The second half 2019 tax bills are delinquent.
